Kettle Valley is one of those neighbourhoods where the market data doesn't tell the whole story. It rarely does in Upper Mission communities — they're too small, too specific, and too driven by long-term holders.

Here's what the data does tell us, what it doesn't, and what I'd tell a buyer or seller sitting across from me at my desk this week.

The headline numbers

  • Median sale price: $1,395,000
  • Year over year: +2.1%
  • Average days on market: 42
  • Active listings: 29

Those numbers look calm. The reality underneath them is more interesting.

What the headline numbers hide

Kettle Valley has two very different markets operating at the same time:

The core village

Homes within walking distance of the village centre — think Kettle Valley Road and the streets immediately around it — are moving in 2–3 weeks when priced correctly. There's a premium for walkability that the broader stats flatten out.

The outer streets

Properties up the hill, further from the village, are taking 50–70 days to sell and often see a price adjustment before going under contract. Same neighbourhood. Different market.

What this means for sellers

If you're in the core, price aggressively. The buyer for your home has probably been watching this pocket for 18 months and will move fast when they see value.

If you're further out, price patiently and stage beautifully. The sale will happen. It just requires a longer runway and a sharper presentation.

What this means for buyers

The best opportunities right now are homes that have sat for 45+ days in the outer streets. Sellers there have had time to reset their expectations. A clean offer, well-timed, is being taken seriously.
